Technician $27.00, hourly Ray Stone Inc. is looking to hire an
experienced Maintenance Technician to two communities - Auburn
Townhomes and Foothill Terrance. This part-time position averages
24 hours per week. Actual days and hours may vary based on property
needs. Candidates should be available to start work at 8:00 a.m.
and work up to 5 p.m. as needed. Typical schedule may include: •
Monday, Wednesday, Friday — 8:00 a.m. to 4:30 p.m OR • Monday and
Friday — 8:00 a.m. to 4:30 p.m., Tuesday and Thursday — 8:00 a.m.
to 2:30 p.m. Job Summary: The Maintenance Technician performs
various duties necessary to maintain and enhance the value of the
community. Handles repairs and improvements of vacant apartments
for a market ready status. Works as a team participant along with
the Maintenance & Office staff to ensure the community meets
quality maintenance standards. Job Duties: Prepares or oversees the
preparation of all vacant apartments to a market ready condition,
within the shortest time possible and in cooperation with the
administrative staff. Perform light electrical repairs, plumbing
work and carpentry work. Keep accurate records regarding
preventative maintenance, work orders, annual inspections and
inventories. Attending to service requests can include a wide range
of activities, from repairing plumbing and electrical wiring to
changing door locks, sealing windows or bathroom fixtures,
replacing appliances or inspecting for evidence or infestation.
Responsible for removing garbage from hallways or dumpsters,
getting keys to new tenants, assisting the Manager in planning
long-term repairs or improvements to the building and assisting
with REAC inspection. Participate in emergency stand-by schedule
for evening, weekend and holiday coverage. Consistently maintains a
professional, courteous attitude when dealing with residents,
co-workers and the general public, at all times, on or off the
property. Attends and participates in training seminars as
requested. Attend monthly safety meetings. Notify the Manager of
any incidents that may result in an insurance claim on the site.
Responsible for ensuring that the building security systems work
properly at all times, including surveillance cameras, locking
gates, automatic doors. Maintenance may also inspect the building
grounds for evidence of vandalism or attempted break-ins. Be
knowledgeable about the emergency plan and confirm that the staff
is trained and capable of carrying out requirements. Supervise
regular, periodic testing/inspections of all fire alarms, smoke
detectors, fire extinguishes and private hydrants. Delivers various

Requirements: At least 1 year of Residential Maintenance experience
Valid CA Driver License While performing the duties of this job,
the employee is regularly required to walk, stand; and use hands to
handle/lift objects. Must be able to perform extensive standing,
walking, and climbing; to lift up to 50lbs. regularly; to
manipulate up to 100lbs. with assistance, to transport and stock
assigned supplies and materials. Must be able to bend, stoop, and
climb to reach materials (must be able to climb a step ladder at
approximately three feet in height). The physical demands described

successfully perform the essential functions of this job.
